Located in the heart of Midtown—one block east of iconic Peachtree Street and just a few blocks west of Piedmont Park—The Juniper sets a new standard for urban living in Atlanta. Featuring 510 multi-family residences organized across two towers, this prominent site called for a thoughtful design that honors its visibility from both Piedmont Park and the Peachtree Street corridor. The result is a timeless and inviting building that stands out with its distinct character while feeling perfectly at home in its Midtown context.

The Juniper’s design fosters a vibrant streetscape through a glass and masonry base, anchored by two complementary towers. Adorned with a dynamic pattern of staggered bronze cladding, the towers read as a singular form or two distinct structures depending on your perspective—offering a rich, captivating addition to Midtown's skyline.

The Beverly defies conventional multi-family logic, showcasing how elevated detailing can seamlessly integrate wood-frame architecture into Buckhead’s curtain-wall skyline.

Comprising 280 units in a five-over-three configuration, the building sits atop a partially subterranean concrete podium that integrates both resident and adjacent LA Fitness parking. Along Piedmont Road, the garage is completely screened by a dramatic two-story lobby and amenity space, while remaining elevations utilize architectural directional louvers to obscure parking from public view.

The main facade features continuous horizontal balconies and rich fenestration detailing that maximizes depth and shadow. Glass railings subtly mirror the sleek reflections of the neighboring Terminus towers. High-contrast white and gray exterior panels juxtaposed with natural wood accents create a warm, textured composition, capped by an undulating roofline that completes its timeless, contemporary aesthetic.

Westside Union (located at 400 Bishop St. NW) is a modern multifamily residential development situated along the industrial border of Atlanta’s Loring Heights neighborhood and West Midtown. Developed on previously vacant, railroad-adjacent parcel, the project stands as a prominent urban infill development designed to bridge West Midtown’s industrial heritage with high-density, luxury residential living.

Clean architectural lines and expansive fenestrations allow natural daylighting throughout both private residences and common areas.

Osprey is a new mixed-use development at the intersection of 10th Street and Howell Mill Road in booming West Midtown. The building boasts the highest elevation in West Midtown, featuring unparallelled panoramic skyline views.

The challenging site includes a combination of construction types: a 12-story Prescient tower over CIP concrete podium, and adjacent precast concrete parking garage lined by wood frame residential units. The wood frame residential liner serves to screen the garage while also providing street-activation.

The design solution strategically separates the parking from the residential footprint, allowing the precast parking to be built at a lower cost than CIP podium parking, while consolidating the residential footprint into tower form to achieve increased height and leverage incredible views.

The prominent Howell Mill facade features a thoughtfully-detailed brick mass with oversized windows and inset balconies, a nod to the historically industrial context, while the courtyard facade takes a more playful approach with staggered balconies creating interesting shadow patterns.

Broadstone Pullman is the first multifamily development on the campus of the Pullman Yards District located in the Kirkwood neighborhood of Atlanta. The site plan has been organized to create smaller blocks, with a network of internal streets and a building arrangement that hides the surface parking from public view. The concentration of parking to the Eastern portion of the site allows for the potential of future development of this area. The alignment and spacing of the buildings creates a noticeable rhythm that recalls the utilitarian nature of industrial campuses. The building fronting Rogers Street engages the public ROW with stoops providing direct sidewalk access to street-level units.

The buildings feature heavy masonry walls as bookends to subtly reference the masonry detail and texture of the historic Pullman Yard structures. Building fenestration is organized to create a very repetitive and deliberate rhythm across the façade, recalling the rhythmic punched opens found in most industrial architecture. The broken parapet and undulating roofline provides massing relief while the monoslope roof references the low-slope roofs commonly found in industrial architecture, including the historic buildings of Pullman Yards.

Broadstone Yards is a 275-unit apartment community located in West Midtown adjacent to Westside Provisions, the center of gravity for the vibrant Westside neighborhoods and a destination of design-focused galleries, showrooms, restaurants and shops. In spite of this central location, the site is challenged by having no street frontage and limited visibility, the only access being from a private drive into the back of the property. Brock Hudgins Architects solved this design challenge by using simple building forms, details and materials except in three specific locations, where the use of over-sized trusses, catwalks, columns and beams bring the project into focus and render it memorable, while paying homage to the sites industrial past.

Other features include multiple courtyards and terraces, a pool, fitness center and clubroom. Secured parking is provided in a 400-car pre-cast parking deck.

Broadstone Midtown is a 218-unit apartment community in Midtown, Atlanta. The site is located at the transition between the long-established, largely single-family, historic residential sector to the east and the rapidly evolving, mixed-commercial high-rise sector to the west. Because the site is contiguous to the single-family sector, a transitional height plane imposes a significant limitation on the height and density that can be placed on the east side of the site. Our solution was to locate most of the units to the west, along Juniper Street while terracing the building down to the scale of the single-family homes. The result is five residential levels on top of a podium with leasing, parking, and live/work walk-up units below. Three elevated courtyards, roof terraces and facades of brick, stucco and large punched windows differentiate the building from the newer glass high-rises. Private parking is secured on three levels below the main residential building. Two of these parking levels are below-grade and none of them are visible to the public.

Surrounded by Class A office, hotel and residential high-rises; with easy pedestrian access to numerous restaurants, entertainment venues and a MARTA rail station, Berkshire Terminus is a 350-unit apartment community located near the intersection of Peachtree Road and Piedmont Road in the heart of the Buckhead Financial District.

The design team was challenged to integrate a mid-rise building within this high-rise environment. The design team responded with two buildings which connect to the existing garden plaza and streets, enhancing the pedestrian environment. An indoor/outdoor extension of the garden plaza gives residents and the public a view into the building’s amenity courtyard, which is oriented to highlight the Atlanta skyline. Wood accents and bright, colorful sunshades add warmth and human scale to the facades, while townhouse-style front stoops add a small scale, residential-quality to the street.

Electric car charging stations, ample bike storage, strong connectivity to the surrounding sidewalks and close proximity to bus and rail provide residents with a wide range of transportation options. A variety of unit sizes and configurations accommodate diverse incomes and lifestyles.

Parking for 450 cars is secured in three garages below the two residential buildings. All parking is either below grade or screened from public view.

The Sage is a 130 unit, 13-story residential condominium in a transitional area of downtown St. Petersburg characterized by a wide mix of uses, ranging from single family bungalows and small apartment buildings to large institutions.

City Planning Officials were particularly concerned that our design proposal respect the scale and development patterns of the adjacent, small scale, historic 20th century residential buildings. This was a challenge because our client wanted to maximize the building’s height and density. We resolved this challenge by locating most of the units on top of the parking deck and pushing it to the back of the site, allowing room for low-rise residential wings flanking an entry courtyard to be pulled to the street-front, continuing the historic development scale and pattern of the street.

The roof of the low-rise portion of the building includes an amenity terrace with club room, fitness center, pool, and sun terrace.
